The Little sister of the East. This area began to be heavily developed around 2006 to recent. The most recent additions to this area include the Technology Corridor and The EastMark Master planned community. This area was previously farm and dairy heavy. As the city grew, there was more need for housing and development. Resulting in needed infrastructure to connect the valley . The construction of the 202 freeway and the connecting S24 project aided in the reduction of bottleneck traffic that was previously experienced along Ellsworth. The growth in this area is what is appealing for most!

Location of East Mesa

East Mesa is subjective; there is no actual label on a map that identifies “East Mesa”.  For most natives, anything East of Lindsay is considered East Mesa. The city is so large in size that having a split really is most ideal. 

The 202 east and 60 freeway hug the perimeter of the East mesa area. We will refer to East Mesa as the part of Mesa that is East of Lindsay and is adjacent to the next county to the East of Pinal. To the South are the towns of Gilbert and Queen Creek.

Reason 1

 There are tons of new construction projects going on to the south east. The Technology Corridor, Gateway and Eastmark are all relatively new.

Increases in population in this area is expected in the next decade. As a result Commercial  real estate & development also increased in this area.

Reason 2

We have our very own Airport! While small the Mesa Gateway does fly commercial airlines like Spirit and is was approved for expansion in 2022.

Reason 2

Airports are noisy so be aware that if you are looking for a home in the flight zones there will be noise.

Reason 3

For those that like to drive fast and get to where they are headed in 30 minutes or less, this might be the area for you. East Mesa residents to have access to the 202 the 60 as well as the S24 freeways that connect Mesa to the rest of the Valley.

It’s getting more crowded around here! Mesa in the east used to be the outskirts. These days, Queen Creek and Gilbert are approaching to landlock us.

Master planned communities. Because this side of the city had more empty land builders developed very quickly.

Mass production means a lot of the homes end up looking just alike. The communities are all similar in style, clean and very pro HOA.

Retirement Oasis! Because of our mild winters. The East is a hub for retires who are here seasonally to escape the snow. There are plenty of 55+ communities for those looking to reside in Arizona part time or full time.

Laid back feel. The city had a bit of a pause in growth after the last recession. When development was slow and sparse for a few decades the maintenance of mall strips and some communities became more obvious.

Home Styles In East Mesa

Many of the homes in East Mesa area where built within the past 30 years. These styles will have a more modern take on older styles.



This Master planned communities is the sparkly new of East Mesa. There are many builders in this area and the community features parks and greenbelts, splash-pad, food trucks and many pools. 

Some of the builders still open are: Taylor Morrison, Blandford, Asthon Woods. 


Golf Communities

It is always sunny in Arizona and the Golf communities and 55+ love the Sunshine!  Variety in price range and community are available to both a retiree as well as the golf lover. 

Las Sendas, Augusta Ranch, Red Mountain Ranch, Alta Mesa, Fountain of the Sun, Leisure World and Sunland Village and Estates are just a few of the communities that include a golf course.


Las Sendas

Las Sendas is a master-planned community located in Northeast Mesa. It’s known for its natural beauty, amenities, and upscale living. It’s location offers scenic views of the desert landscape and nearby mountains.The community clubhouse often serves as a central gathering place for residents. It might include dining options, event spaces, and facilities for various activities. As far as styles the homes go; Tuscan, Spanish Style or Custom.


Some areas of Mesa are in the Mesa Public Schools District & some are part of Gilbert Schools. I’ll Include links to both and a couple of popular charter schools in this area.

This School is K-8th grade, there are locations in North Mesa and on Signal Butte and Guadalupe

BASIS School is another K-12th option that focuses on STEM and the liberal Arts.

Places of Interest

The views and the people are both equally wonderful.

This National Park offers a diverse range of outdoor activities– including kayaking, tubing, hiking, and wildlife watching. This gorgeous setting of desert landscapes and the meandering Salt River are wonderful for family photos as well as just peaceful day outdoors.

Gateway Airport, located in Mesa, Arizona, serves as a regional airport providing convenient access to the Greater Phoenix area and offering a range of domestic and limited international flights.

Mesa boasts a variety of exceptional golf courses– including the renowned Las Sendas Golf ClubRed Mountain Ranch Country Club, and Longbow Golf Club, each offering unique challenges and picture worthy desert views.
