During this step potential renters  and property owners complete the pre-screening questionnaire to ensure they meet the basic requirements (e.g., income, credit score, rental history).

Application Review

This is the verifying phase. The owner and I  confirm requirements (e.g., income, credit score, rental history) all necessary information, including personal details, employment history, references, and any relevant supporting documents are submitted and reviewed.

Approval and Lease agreement

Once the application and background check are satisfactory, We can move forward with the lease agreement. Review all documents in detail and submit necessary documentation and deposit.

Move in walk through

If any repairs or fixes are needed, make sure to communicate them to the landlord or property manager promptly. You can take pictures of the state of the property for your records in order to start your tenancy with confidence, knowing that the condition of the rental property has been thoroughly documented. 

Move in and Keys

Move in day! You can start enjoying your new place. I always recommend renters fully understand their rights as a tenant. I can give you a copy of the Arizona Landlord Tenant act to make sure all parties understand their rights and responsibilities. Be sure to reach out to me prior to lease ending if you'd like to explore homeownership.

About Renting Real Estate in the East Valley?

Commonly required documents include proof of income (pay stubs or employment letter), government-issued ID, rental history and references, a credit report. If you are renting with other adults the application will be needed for all adults over 18. There might be other requirements based on the property management.

Landlords typically look for responsible tenants with a stable income and a good rental history. Providing complete and accurate information on the application and having a strong credit score can positively impact their chances of approval. Social media has also become a new place where landlords look to when searching applicants interested. Make sure your social media is private or “clean” to make the best impression. 

Applicants often want to understand the current rental market and whether the asking rent is reasonable. If you fill out the form below I can provide data about average rental rates in the neighborhood or city you are searching in to assess if the property is priced competitively.

Beyond the monthly rent, there might be a security deposits, pet fees or deposits, utility fees if included, or application fees. It’s essential to ask for these fees to be disclosed upfront to avoid surprises later in the process.

The quick answer is Yes ! There are rent to own programs available but they are not very mainstream. Reach out to me to help guide and support you through the rent to own or traditional rental process.  When seeking out rent to own programs be very careful of scams and to read your contract very well… Sometimes rent to own isn’t the only answer and you might be ready now to purchase so always recommend to reach out to me or your lender to make sure you explore all options.
